The 69-room Wes Hotel in central Izmit has been listed for sale with a asking price of 450 million TL. The listing price corresponds to approximately 6.5 million TL per room, while the final investment assessment requires examining not only the number of rooms but also the building, land, operations, and revenue performance together.

Wes Hotel with 69 Rooms in Izmit Listed for Sale at 450 Million TL

The 4-star Wes Hotel operating in the Izmit district of Kocaeli has been listed for sale with an asking price of 450 million TL. According to a news report by Turizm Güncel dated August 15, 2026, the listing was published on August 7; the facility has 69 rooms and 85 beds.

The sale of the facility, located in the center of Izmit near the Historical Clock Tower, is not just a regional real estate news. The listing of a 69-room active city hotel at 450 million TL also serves as a striking example of how existing hotel assets are priced and what indicators an investor should look at in a purchase.

The first distinction here is important: 450 million TL is not the actual transaction price of a sale, but the declared asking price. Therefore, it is not possible to evaluate this figure as the hotel’s definitive market value.

The facility operates in the city center with 69 rooms

According to Wes Hotel's official website, the facility serves with 69 rooms and a parking capacity for 40 vehicles in the city center of Izmit. The hotel operates for both individual and group accommodations.

According to information shared from the sales announcement by the Tourism Agency, the hotel’s history dates back to 2008. When it first opened, the facility had 24 rooms and a meeting room, reaching 69 rooms after an expansion in 2012. The report also mentions two meeting rooms, a restaurant, an indoor swimming pool, a fitness center, two saunas, and a parking lot for 40 vehicles among the facility's features.

Turizm Güncel also reports that the facility is classified as 4-star, the title deed status is indicated as condominium ownership, and a ground survey is available.

Asking price is approximately 6.5 million TL per room

When the asking price of 450 million TL is divided by 69 rooms, it results in an approximate listing value of 6.52 million TL per room. When calculated based on bed capacity, the figure corresponds to approximately 5.29 million TL.

However, evaluating hotel investments solely based on the "price / number of rooms" formula can be misleading.

While the price per room can be a rough indicator for quickly comparing different facilities, the true investment value depends on numerous variables, from land and building ownership to the physical condition of the facility, the need for renovation, and current operational performance.

Especially in the purchase of an active hotel, the investor must evaluate at least three separate assets: the real estate itself, the business's cash-generating capacity, and any capital expenditures that may need to be made in the future.

What does 450 million TL convey, and what does it not?

The listing price reflects the seller's expectations in the market. It does not alone indicate the return on investment.

To assess whether a hotel is financially meaningful, data such as occupancy rate, average daily room rate, revenue per room, total operating income, F&B and meeting revenues, personnel expenses, energy costs, and operational profit must be reviewed.

This data is not publicly available in the sales announcement. Therefore, there is insufficient information to make a "cheap" or "expensive" assessment based solely on 450 million TL.

From an investor's perspective, for example, two 69-room facilities of the same size may appear similar. However, if one has an annual operational profit that is double that of the other, or if the other facility requires extensive renovation, their economic values can diverge significantly.

Why is being a city hotel important for valuation?

The location of Wes Hotel in the center of Izmit causes different indicators to emerge in investment evaluation compared to resort hotels. The facility's official site states that it serves both individual and group accommodations in addition to its central location.

In city hotels, corporate travel, meetings, and business-related stays during the week; weekend demand, event calendars, and regional industrial activity can directly affect the revenue structure.

Therefore, a potential buyer should look not only at the annual average occupancy but also at which customer segments the demand comes from. The continuity of corporate agreements, the usage rate of meeting rooms, the restaurant's capacity to generate external customers, and the share of group sales will influence the revenue potential after the purchase.

Hotel occupancy rates in Turkey should also be included in investment calculations

According to data from the Ministry of Culture and Tourism reported by Bloomberg HT, the annual occupancy rate of licensed accommodation facilities in Turkey is projected to be 51.91% in 2024, declining to 49.54% in 2025. This rate indicates the lowest annual level seen since 2021.

This data does not directly reflect Wes Hotel's performance. However, it reminds us that the approach of "the facility exists, therefore it generates income" is not sufficient in the valuation of existing hotel investments.

In a purchasing decision, local demand, competitive room supply, pricing power, and the business's existing customer base can be much more decisive than national data.

What documents should a potential buyer want to see?

In the sale of an active hotel, detailed examination of operational data alongside the physical asset is necessary.

From an investor's perspective, the last three to five years of room revenue, F&B turnover, gross operating profit, monthly occupancy, average room price, corporate customer contracts, and distribution channel commissions are among the main areas of review.

Additionally, structural condition, fire safety, licenses, tourism operation certificates, title deed records, existing debts and liabilities, personnel structure, and renovation investments that will be needed in the near future should also be evaluated.

Especially in a facility that has been operating for over 17 years, the need for future renovations should not be considered independently of the purchase price. The facility started operations in 2008 and was expanded in 2012, as noted in public sources.

The completion of the sale could initiate a new investment story

At this stage, public information is limited to the fact that Wes Hotel has been put up for sale. There is no verified statement regarding the transaction date or the actual sale price.

Therefore, the main decisive point from an investment perspective will be not the asking price of 450 million TL, but the transaction price that may arise at the end of negotiations and the new investor's plans for the facility.

The new owner's continuation of the existing brand and business model, repositioning the facility, operating it under a national or international brand, or undertaking renovations could completely change the future income profile of the asset.

In hotel sales, public attention often focuses on the total price. From an investor's perspective, the real question should not be "How many million TL is this hotel?" but rather "What cash flow can this asset generate, with what capital needs?"

In our view, calculating approximately 6.5 million TL per room is a useful starting point for understanding the asking price of 450 million TL; however, it cannot be the basis for the purchasing decision.

A strong location can create a significant advantage in an active city hotel. Conversely, the physical age of the facility, renovation investment, employee structure, corporate customer portfolio, and past operational performance are equally important.

If this sale occurs, the main sectoral indicator will not only be the announced transaction price. How the new investor positions the facility with which business model, how they manage the existing team and operations, and whether they will make additional investments will also determine the impact they will have on the Izmit hotel market.
