Remington Hospitality has taken over the management of the 396-room Hyatt Regency Buffalo Hotel and Conference Center in New York State. The hotel, which plans renovations in guest rooms, corridors, and meeting spaces in the coming months, provides a contemporary example of a growth model focused on the performance and asset value of third-party hotel management companies.

Remington Hospitality Takes Over Management of Hyatt Regency Buffalo

U.S.-based third-party hotel management company Remington Hospitality has taken over the management of the Hyatt Regency Buffalo Hotel and Conference Center located in downtown Buffalo. According to a report by Hotel Management dated August 19, 2026, the 396-room hotel has joined the company’s growing third-party management portfolio.

While this development may initially appear as a classic hotel portfolio news, it encompasses a broader operational topic. It is not about changing the brand of the hotel or opening a new hotel; it involves the inclusion of a third-party professional management company in the operations between the property owner and the hotel brand.

This model allows for the separate management of financial performance, personnel management, food and beverage, sales, and meeting and event operations with specialized expertise, particularly in large full-service hotels.

396-Room City and Conference Hotel

According to Hyatt's current official information, Hyatt Regency Buffalo operates at Two Fountain Plaza in downtown Buffalo and has 396 rooms and 17 suites. The hotel features a restaurant, a Starbucks location, a fitness center, an indoor pool, and business services.

One of the strongest areas of the facility's operating model is the meetings and events segment.

According to Hyatt's official hotel information document, the hotel has a total of 21,352 square feet, approximately 1,984 square meters of flexible meeting space. This includes the 10,125 square feet Grand Ballroom and the 3,000 square feet Regency Ballroom. The hotel's connection providing direct access to the Buffalo Niagara Convention Center also strengthens its position in the group and corporate travel market.

The Hotel Management report also states that the facility has 10 meeting spaces and over 20,000 square feet of event space.

Renovation Coming After Management Change

Remington's takeover will proceed alongside a physical investment plan.

According to Hotel Management, renovations of the hotel's guest rooms, corridors, and meeting spaces are planned in the coming months. The disclosed information does not specify the investment amount or the exact date of completion for the renovations.

This detail is significant because the performance of hotel management companies is not limited to daily operations. During a large-scale renovation, operational planning includes when rooms will be taken out of inventory, how meeting sales will be preserved, how guest complaints will be managed, and at what price level the new product will be positioned.

Especially in conference hotels, the renovation schedule can be more sensitive. Since group reservations can be made months or even years in advance, the physical investment program must be managed alongside the sales schedule.

Why is Remington Focusing on Third-Party Management?

Remington Hospitality's core business model is based on operating hotels under various international and independent brands on behalf of property owners, rather than placing its own brand on the hotel sign.

Hyatt Regency Buffalo is one of the latest examples added to this structure.

Remington CEO Ben Perelmuter highlighted the hotel's extensive meeting capacity and downtown location in a statement to Hotel Management, noting that the facility aligns with the type of assets the company aims to expand in its third-party management portfolio. According to the company's goal, the aim is to enhance operational performance and create long-term value for the property. This assessment serves as a company statement.

Recently, Remington also added the management of the Sheraton Mission Valley hotel in San Diego to its portfolio. This hotel is planned to be converted to the Hyatt Regency brand following a comprehensive renovation. This second example demonstrates the company's interest in full-service hotels with repositioning potential.

What Changes Can Employees Expect When a Hotel Management Company Changes?

One of the least visible but most decisive aspects of such agreements in the news is the employee structure.

The takeover of a hotel by a third-party management company can lead to changes in procedures, performance metrics, and reporting systems across various areas, from general management to sales and revenue management, from F&B to human resources.

Remington's recent general manager job posting for Hyatt Regency Buffalo indicates a leadership structure that will manage the operations of Rooms, F&B, Sales, Catering, and Events together. The posting particularly emphasizes indicators such as employee engagement, financial performance, guest satisfaction, and market share. While this job posting serves as a supportive resource for understanding the company's operational priorities, it should not be interpreted as a guarantee regarding the hotel's future performance.

A critical issue for employees during management changes is how quickly and to what extent new systems are implemented on the ground. Changes in reporting formats can be relatively easy; however, altering service culture, leadership approach, and inter-departmental collaboration may take longer.

Revenue in Conference Hotels Does Not Come Solely from Rooms

When evaluating full-service city and conference-focused hotels like Hyatt Regency Buffalo, room occupancy alone is not sufficient.

When the use of meeting rooms is assessed alongside catering, banquet, restaurant, and bar sales, the total economic value of a conference client can exceed that of a standard room reservation.

Therefore, important indicators for third-party management companies include not only revenue per room but also the profitability of group sales, meeting space utilization rates, F&B revenue per event, and the staffing efficiency of banquet operations.

Hyatt's current page states that the hotel offers special catering and audiovisual services for corporate meetings. This structure indicates that the operation Remington has taken over consists not only of 396 rooms but also a significant events and food and beverage operation.

Why Is This Important for Hotel Investors in Turkey?

The third-party hotel management model, which is common in the U.S., serves as an important reference point for investments working with international chains in Turkey.

A hotel’s real estate owner, brand owner, and the company managing daily operations do not have to be the same entity. This distinction allows the investor to maintain ownership of the facility while obtaining brand, distribution system, and professional operational expertise from different partners.

However, the success of the model depends on the structure of the contract.

The investor must consider not only the management fee but also performance criteria, budget authority, human resources responsibilities, renovation decisions, F&B operation goals, and exit conditions from the contract.

The most striking aspect of the Hyatt Regency Buffalo example is not the addition of another hotel to the portfolio, but the increasing separation between hotel ownership and hotel management.

In our view, the third-party management model can provide a strong operational infrastructure, especially in large city, resort, and conference hotels. However, the real contribution of the management company should be measured by how it can improve the performance of the hotel it has taken over, rather than the size of the portfolio.

Post-renovation room pricing, increasing meeting and banquet revenues, and maintaining the employee structure will be key topics to monitor for Hyatt Regency Buffalo.

Management changes in large hotels are not merely a change of signage. They require a comprehensive operational process that realigns finance, sales, human resources, F&B, and guest experience simultaneously.
