Minor Hotels plans to open Anantara Retreat Çeşme, consisting of 54 accommodation units and 50 branded residences, in 2030. The project will combine resort hospitality, gastronomy, wellness, and mixed-use operations.

Minor Hotels is preparing to develop a new resort and branded residence project in Çeşme with the luxury accommodation brand Anantara. The target opening year for Anantara Retreat Çeşme and Anantara Residences Çeşme, which will be realized in collaboration with Arıkan Proje Geliştirme A.Ş., is 2030.

According to Minor Hotels' official statement, the facility to be established in Çakabey will have a total of 54 rooms, suites, and private pool villas. In the residential section of the project, 50 private residences are planned to operate under the Anantara brand.

Multiple restaurants and dining areas, a rooftop bar, Anantara Spa & Wellness center, swimming pools, tennis and padel courts, as well as children's and youth clubs are also included in the announced facility program.

Anantara's New Step in the Aegean and Resort Segment

The project has been introduced in some Turkish news as Anantara's first investment in the Turkish market. However, the brand's Kocataş Mansions Istanbul facility, which operates in Sarıyer, is already part of Anantara's existing portfolio in Turkey. Anantara's official Turkey page also lists the Istanbul facility as an active hotel consisting of 39 rooms and suites.

Therefore, it is more accurate to evaluate the Çeşme investment not as Anantara's first entry into Turkey, but as an expansion of the brand's presence in Turkey through resort accommodation and branded residence models.

While Kocataş Mansions in Istanbul focuses on city and cultural tourism, the Çeşme project will bring together private villas, residences, gastronomy areas, and wellness services within the same destination. The fundamental difference between the two investments arises more from the operational model than from the location.

Hotel and Branded Residence to Share the Same Operational Structure

The inclusion of 50 branded residences alongside the 54 accommodation units at Anantara Retreat Çeşme indicates that the investment is planned to be broader than a classic resort hotel.

In the branded residence model, privately owned residences are associated with the service and operational standards of an international hotel brand. While residence owners can benefit from concierge, security, maintenance, cleaning, spa, and common area services, the revenue streams outside accommodation can also diversify for investors and hotel operators.

Knight Frank's 2025 research examined over a thousand active or development-stage residence projects linked to approximately 80 luxury brands in 83 countries. The research shows that branded residences have become a growing segment in the global luxury accommodation and real estate market.

The fact that hotel guests and residence owners will benefit from the same service ecosystem in the Çeşme project will require the proper separation of operations such as common area usage, technical maintenance, concierge, housekeeping, and security.

Investment Announcement of Approximately 2 Billion TL

Turkish industry news indicates that approximately 2 billion TL will be invested in Anantara Retreat Çeşme. The same announcements state that the facility will be located in the approximately 180,000 square meter section of the Castello Fontana center, which is being developed by Arıkan Proje Geliştirme on a total area of 260,000 square meters.

Reports regarding the project also express the goal of contributing more than 1 billion TL annually to the regional economy, both directly and indirectly. However, it has not been clarified on what occupancy, employment, spending, and supply assumptions this figure is based. Therefore, this amount should be considered as a projection shared within the project rather than an independent economic impact analysis.

Minor Hotels' international statement does not include investment amounts or annual economic contribution figures. The official statement focuses more on project capacity, facility program, developer partnership, and the 2030 opening target.

Gastronomy and Wellness at the Center of Investment

The planning of multiple dining areas and a rooftop bar at Anantara Retreat Çeşme indicates that the F&B operation will not be positioned merely as a supporting section serving only hotel guests.

Çeşme's culture of viticulture, olive cultivation, and local products can provide a strong foundation for regional sourcing and seasonal menus in the hotel's gastronomy approach. For this to translate into real local contribution, long-term purchasing relationships with producers, ensuring product traceability, and training kitchen teams on regional products will be necessary.

The spa and wellness center could also be one of the areas of demand throughout the year for the project. The ability to sustain gastronomy and wellness services in resort operations during the off-season could reduce the destination's dependence solely on the summer months.

New Investment May Create Employment in Different Specialties

The operation of the hotel, residences, restaurants, bars, spa, sports areas, and children's clubs within the same structure will create a need for a broader human resource than a classic hotel operation.

In addition to front office, housekeeping, and food and beverage teams, there will likely be a need for specialized staff in residence relations, villa services, concierge, technical maintenance, spa, wellness, and event areas.

Considering the seasonal employment structure in Çeşme, retaining qualified employees in the region cannot be solved solely through recruitment. Employee accommodation, transportation, training, career development, and year-round employment opportunities will be decisive for the operational success of the investment.

What makes Anantara Retreat Çeşme significant is not only the new hotel investment of an international brand. The project aims to bring together resort hotel, private villa, branded residence, gastronomy, and wellness operations within the same destination.

This model can diversify revenue sources, but it is more complex than a classic resort hotel in terms of service standards, team structure, and operational management. The fact that the expectations of hotel guests and residence owners will be managed by the same team requires the distribution of tasks and service standards to be clarified before the opening.

According to Stafflink, the project's contribution to the region should be evaluated not only by the announced investment size but also by the qualified employment it will create, the purchases it will make from local producers, and its capacity to extend the season.

The establishment of gastronomy and wellness units that can operate throughout the year may play a significant role in reducing the investment's dependence on the summer season. At this point, both the visibility provided by the international brand and the training of local teams and the long-term human resource policy of the operation will be decisive.
